The Mannum planning area, located along the southern stretch of the River Murray, consists of the following housing areas.

Mannum is the largest town in the council area and serves as a key service hub. Located along the River Murray, it is a popular holiday destination, particularly during the summer months when its population swells with seasonal visitors. The town’s historical landmarks such as the Mannum Dock, Mary Ann Reserve, and the historic paddle steamer PS Marion are major attractions, offering a glimpse into the region’s rich riverboat heritage. A free 24-hour ferry service further enhances Mannum’s appeal.

The town is well-equipped with two hotels, a community club, supermarkets, and a range of specialty shops, making it a vibrant centre for both residents and tourists. To the south of the township, the Mannum Waters Marina development continues to evolve as a residential and houseboat-focused precinct, complementing the town’s river lifestyle. Additionally, the locality features three established shack settlements, these areas contribute to the town’s laid-back holiday atmosphere and provide popular retreats for families, boating enthusiasts, and those seeking a quiet escape by the water.
